Rental and Padrón Registration in Spain (Empadronamiento)

We help you sign a suitable rental contract and register your address at the town hall. You will need the padrón certificate (empadronamiento) for your residence card, school, healthcare and many other matters in Spain.

Relocation

Empadronamiento in Spain is registration in the municipal register of residents, the padrón. It is done by the town hall of the city where you live, and you receive a certificado de empadronamiento. Without it, it is hard to enroll a child in school or get a health card, and in some cases to obtain the TIE residence card. To register, you need an address where you live legally: usually a rental contract or the owner's consent.

We help you get through this quickly: we check that the town hall will accept your rental contract, book the appointment and go with you. The whole procedure usually takes 3–5 business days. The rent itself is paid separately, directly to the landlord or the agency.

Who it is for

  • People who moved to Spain on a digital nomad, student or other visa
  • Those who have a residence permit and are preparing to apply for the TIE card
  • Families with children who need the padrón to enroll in school
  • Residents who changed city or apartment and must update their registration

Requirements

  • Passport and, if you have them, your NIE or residence card
  • A rental contract in your name or the owner's written consent
  • Sometimes the town hall asks for extra proof of address, such as a utility bill
  • Requirements and appointments depend on the specific municipality

What we do

  • Check the rental contract: whether it works for registration and has no risky terms
  • Tell you what to look for when choosing a home, if you are still searching
  • Collect the documents your town hall requires
  • Book an appointment at the ayuntamiento (town hall)
  • Go with you to the appointment and help with Spanish
  • Get the padrón certificate and explain where you will need it next

Key documents

  • Passport of each family member
  • Rental contract, or the owner's consent with a copy of their ID
  • Children's birth certificates, if you register as a family
  • Marriage certificate, if spouses register together
  • NIE or residence card, if you already have one

Timelines are approximate: government agencies, consulates and banks set them.

What to watch out for

  • Some landlords do not allow registration at their property, so check this before signing
  • Short-term holiday rentals often do not qualify for registration
  • Rental scams that ask for prepayment are a common problem for newcomers
  • Town hall appointments in big cities are in high demand, and timing can shift

FAQ

How much does it cost?

Our service fee is from $700. Government fees, translations, insurance and other mandatory costs are paid separately; we send the full estimate before you sign.

Why do I need empadronamiento in Spain?

The padrón certificate is needed to enroll children in school, get a health card, exchange documents and, in some cases, apply for the TIE residence card. The padrón also proves how long you have lived in Spain, which matters later on the way to permanent residence.

Can a foreigner register without an NIE?

As a rule, yes: town halls register residents with a passport. The NIE and the padrón are separate procedures, and one does not necessarily wait for the other. The order can vary by city, so we check what your town hall requires.

Can I register at a short-term rental?

Usually not. Registration needs a residential rental contract or the owner's consent, and short-term holiday rentals, as a rule, do not qualify. If you are staying in one now, start looking for a long-term option early.

How long does registration take?

Usually 3–5 business days from a signed rental contract to the certificate, if the town hall is working normally. In big cities appointments can be hard to get. The time it takes to find housing is not included.

Do you help find an apartment?

We help with the rental contract and check its terms so that you can register with it. If you are still searching, we will tell you what to look for in listings and in the contract. Rent is paid separately, directly to the landlord or the agency.

Do you guarantee the result?

No. Decisions are made by government agencies, consulates and banks. We are responsible for preparing and checking documents, filing and support, and we tell you about the risks upfront.
